Solar Roof Laws
Following New York’s Climate Mobilization Act, Local Laws 92 and 94 went into effect on November 15, 2019. The laws mandate that all roofs in New York City (residential and commercial) undergoing construction, regardless of the building size, install solar panels or a green (vegetated) roof system. This includes new buildings, major renovations to standing buildings, replacement of an entire roof or decking, and vertical or horizontal building extensions.

What’s the cost?
The cost of a solar system can vary based on size and type of installation. The good news is we have some great incentives in New York City that make solar easy and affordable for all applications.
Most customers are able to go solar with no upfront costs and save money immediately on their electric expenses. Homeowners are eligible for a $5,000 personal tax credit, and all buildings are eligible for a four-year property tax abatement.
In order to know what the savings would be for your property, we start by doing a free evaluation of the roof to see where the solar panels would be installed and how much energy they’d produce, and by reviewing your past electrical usage and expenses.
Assistance:
- The NYC property tax abatement for green roofs was tripled from $5.23 per square foot to $15 per square foot. The abatement was then extended to 2024. This assist building owners with some of the cost impact of LL 92 & 94.
- Under LL 96, Property Assessed Clean Energy (PACE) provides low-interest, fixed-rate loans for renewable energy systems.
